Well I’m back on the job. December has been hectic to say the least. I had two closings in early December; a 55 acre parcel in Murray County and a 15 acre horse farm in Pickens County. Those were followed by a trip to Hawaii with my wife where we met up with two of our kids and their children. I’m envious of those people who go on vacation and come back rested. That certainly wasn’t the case with the Hawaii trip, but it was a lot of fun. Before leaving for Hawaii I visited a 5 acre farm with a magnificent handhewn log home and 5 stall barn located in Cherokee County, Georgia. The property is priced below the tax assessed market value at $569,900 and has additional acreage available. If you’re looking for some land with a log home, you really need to look at this one. If you’re looking to sell, now’s a good time to put your property on the market. I already have 2 more contracts scheduled to close in early January. Here we are a couple weeks from the national election. It is an axiom in the real estate industry that home sales slow before elections. At least that’s the excuse we realtors use as to why your place is not selling. Word on the street (i.e., I heard this from other realtors) is that the Atlanta suburbs have recently experienced a significant slowdown in activity. Well that’s not the case in my market area. We closed on the 10 acres in Bartow County a couple weeks ago and we are scheduled to close on the 50 acre farm in Gordon County next week, the 55 acre parcel in Murray County in November, and a 15 acre farm in Pickens County in early December. Every now and then I am contacted by someone who is looking for a large tract with which to build their dream estate. I have just reviewed a couple large tracts that have tremendous potential depending on the desires of the buyer. Both are located in Pickens County close to Jasper. One is approximately 200 acres with no improvements, but mostly in pasture, some wooded areas, and a nice lake. This property also has wonderful long range views. It would make a truly outstanding large scale horse farm. The other has more than 400 acres mostly wooded, some pasture, a lake, several outbuildings, 4 homes including a main lodge and could easily be set up to be off the grid. Now is a great time to buy land in north Georgia. The 10 to 20 acre tracts with pasture are still hard to find. However, larger tracts are now coming on the market and the pricing has reached a point that is reflective of the market conditions.
