One of the real enjoyments my wife and I have on our farm is watching the wild life. Looking for land?  If so, unless you’re paying cash, you first need to get up to speed on financing possibilities relative to your requirements.  While your credit worthiness is an important factor in getting a land loan from a financial institution, the amount of down payment is critical.  Unlike mortgages for subdivision homes land loans don’t come with 3%, 4%, or 5 % down.  Typically, these loans require a minimum of 25% down or more depending on the intended use of the parcel.  Elementary math shows that if the parcel costs $100,000, that’s $25,000 down; $200,000 = $50,000 down, and so on.  If you want land, but don’t have the liquidity to pay 25% up front, the answer may be to find a parcel that comes with owner financing. Typically, owners will do financing with less down, a lower interest rate, but want a shorter term.  Like everything else in life, loan terms including rate, amortization, down payment, etc, are all negotiable.  Be honest with yourself.  Look at your needs versus your available funds, review these with a professional lender and, if need be, limit your land search to those parcels with owner financing.  You’ll save yourself and your Realtor a lot of time.

My Associate, Melissa Freeman, kept the ship afloat while I sojourned in China and Thailand for 3 weeks.  I’m glad to be back.  We had a good time while visiting our kids and grandchildren, but the trip out there and back is a killer.  A couple thoughts;  I really, really like American food;  I’m particularly fond of the English language; My next trip will be out west – western U.S. that is.  We have a new 50 acre listing in Pickens County – check it out – and expect a couple more listings in the not too distant future.  In the next few weeks if I’m not doing real estate it’ll be because I’ll be riding my horse and thanking God that I live where I do.

Just received a contract for the 72 acre parcel in Resaca on the Gordon/Murray County line.  This is a great property and the buyer will be using it for recreational purposes including horseback riding and hunting during seasons.  There are some great deals out there for this kind of property.
